An Investment Property that Saves You Time and Money

People are often amazed at the quality of the houses that we build in Brisbane for the price that we do. This is not surprising when you consider that we continue to build 5 bedroom luxury executive homes in North Harbour and still offer an investment property for UNDER $500 000.

An Investment Property that Saves You Time and Money Steve Taylor & PartnersA listener to our radio segment on Emerald 4HI asks if this is largely because our builder is debt free. His question is, how does your builder, being debt free, relate to your value for money?

It relates in several ways. I have often had clients who have had houses that take up to 12 months to build. All this time they are paying interest on the land and builders draw-downs (progress payments for construction stages).

My builder takes usually 4 months to complete a 5 bedroom investment property, which saves our clients a lot in interest.

Apart from my clients saving on the cost of interest, being debt free also assists in many ways.

A building contract is split into several stages, with the builder being paid after each stage. The first stage is the slab. When completed the builder sends an invoice to the client, who takes the invoice to their Bank. The Bank then send out an inspector to make sure the work has been done. After this, the Bank pay the builder for the slab. This process can take 3 weeks.

While the builder is waiting for his money he will usually go to another job and not return to start the next stage until paid for the previous one, so this is a real stop/start operation.

With our builder being debt free, we do not have to wait for payments before proceeding to the next stage. Once we start, we have a seamless flow of tradesman from start to finish, and this also tends to result in a better quality product.

Our policy with tradies is to pay them every Friday, and because of this policy our tradies are all long-term people who take pride in the quality of their work.

We build a quality investment property in a reasonable time for a reasonable price.
