Best Residential suburbs for property investment

In last week’s Radio segment on 4HI, I stated that I have narrowed down the best residential suburbs for property investment to be on Brisbane’s northern corridor between the Pine River and the Caboolture River with direct access to Brisbane Airport, Gold Coast and Sunshine Coast. I nominated North Lakes, Stone Ridge and North Harbour.

Let me tell you more about these three hot spots

Best Residential Suburbs for Property Investment Steve Taylor & PartnersI have had clients investing in North Lakes for the last 15 years. It has been an incredible success. The Westfield shopping centre is the best you’ll ever see and there is also Costco and Ikea, however, I now only buy in North Lakes if a client specifically requests it.

Why?

North Lakes was one of the best residential suburbs for property investment. It has now achieved everything I expected, it is almost completed with the predicted increase in land prices as demand exceeds supply with the result that we are paying $300k for a 400m2 lot. This is $70k more than either Stone Ridge or North Harbour but receiving the same rental return.

Twenty years ago we were investing in Norfolk Lakes, which was one of Brisbane’s first fully planned Estates. One of the main advantages of Norfolk Lakes was the emphasis put on quality education. Jinibara Primary School and the adjacent Sesame Lane Child Care Centre had the latest in high-tech quality equipment. This started a positive domino effect with quality teachers and people wanting to live there for their children’s education.

The High School put in many different sporting fields with one common clubhouse opposite the High School as well as cycle and walking tracks so students did not have to use the roads.

Stockland are doing a small development with “eco” overtones named Stone Ridge right next door to Jinibara Primary School and Sesame Lane Child Care Centre. They have built outdoor classrooms beside an “eco” corridor and have won many awards.

What about North Harbour?

Best Residential Suburbs for Property Investment Steve Taylor & PartnersI consider North Harbour now to be one of the best residential suburbs for property investment, along with Stone Ridge. North Harbour is only 8kms north of North Lakes and is already a huge success.

Its main advantages are better access to the freeway, the land is $70k less than North Lakes, it has a 9 km frontage to the Caboolture River and it has over 1000 acres of parkland. It will have a business park and a huge marina, although the marina is a few years away, when completed it will allow direct access to Moreton Bay.
